Anyone buying auction properties? Success stories?

Keep seeing properties at auction going for 20-30% below what they'd sell for on the open market. Obviously there are risks — no survey beforehand, 28-day completion, potential hidden issues.

But the margins look tempting for a refurb project. Anyone had good (or terrible) experiences buying at auction?
