The Postcode Explorer combines multiple open data sources to give you a quick overview of any UK postcode area. Broadband, radon, mining risk, and council tax estimates are calculated instantly from local data. Crime stats and flood risk are fetched from the Police API and Environment Agency respectively.
All estimates are based on postcode-level data and regional averages. For property-specific information — such as actual EPC ratings, listed building status, or detailed survey risks — analyse a property listing on HomeThink.

- How accurate is the broadband estimate?
- Broadband speeds are estimated based on Ofcom Connected Nations 2024 data aggregated by postcode region type (urban, suburban, town, rural, remote). Actual speeds depend on your exchange, cabinet, and whether full fibre has been deployed to your specific street. Check with providers for confirmed speeds.
- Where does the crime data come from?
- Crime data comes from data.police.uk, the official UK Police API. It shows crimes reported within approximately 1 mile of the postcode centre, for the latest available month. Data is typically 1-2 months behind the current date.
- How is flood risk assessed?
- Flood risk is assessed using the Environment Agency's flood monitoring API, checking for nearby flood areas and any active warnings. This covers river and sea flooding in England. For surface water and reservoir flooding, or for properties in Wales and Scotland, a full search during conveyancing provides more detail.
- What is radon and should I worry about it?
- Radon is a naturally occurring radioactive gas that can build up in enclosed spaces, particularly in areas with granitic or uranium-rich geology. High-risk areas include Cornwall, Devon, Derbyshire, and parts of the Scottish Highlands. PHE recommends testing with a DIY kit (~£30) if your property is in a high-risk zone.
