How this works

Enter a UK postcode and we look up the actual sold prices recorded by the Land Registry over the last five years. We group them by year and show the average for each one, so you can see whether prices in that area have been rising, falling, or holding steady.

Reading the trend

A few sales in a small postcode can swing the yearly average a lot — one large detached house can lift the whole year. Treat the trend as a guide, not a precise figure, and look at the number of sales behind it. Wider areas and busier years give a steadier picture.

Frequently asked questions

Where does this data come from?
From HM Land Registry, which records the price paid for every property sold in England and Wales. It is the same source estate agents and valuers use. Data usually appears a couple of months after a sale completes.
Why is there no trend for my postcode?
Some postcodes have very few sales in a five-year window, so there may only be one year of data or none at all. Try a nearby postcode or a busier area to see a clearer trend.
Are these asking prices or sold prices?
Sold prices — the amount buyers actually paid. This is a more reliable guide to value than the asking prices you see on listing sites, which are often higher than the final sale price.
Does this cover Scotland?
This tool uses HM Land Registry data, which covers England and Wales. Scotland records sales separately through the Registers of Scotland.
