How to estimate your home's value

The most reliable indicator of property value is comparable recent sales — what similar properties nearby have actually sold for. Land Registry records every property transaction in England and Wales, and this tool uses that data to give you a ballpark estimate.

Property type matters significantly. In the same postcode, a detached house might sell for twice the price of a flat. That's why filtering by type gives you a more relevant estimate. Recent sales are weighted more heavily than older ones, since the market moves over time.

For a formal valuation — needed for mortgage applications, probate, or tax purposes — you'll need a qualified RICS surveyor. Online estimates are useful for initial research but can't account for individual property condition, improvements, or unique features.
