How UK house price trends work

UK house prices are recorded by HM Land Registry every time a residential property is sold in England or Wales. This publicly available data — updated monthly — forms the most reliable picture of what buyers have actually paid, rather than asking prices.

This tool groups those transactions by year to calculate annual average prices, year-on-year growth rates, and a linear trend projection for the years ahead. Projections are calculated using the last five years of data, weighted by transaction volume, and should be treated as indicative rather than precise forecasts.

Local market conditions vary significantly by property type, street, and proximity to amenities. A postcode-level average is a useful starting point, but it cannot substitute for a detailed valuation of a specific property.

How are the price projections calculated?
Projections use linear regression on the annual average prices from the last five years of Land Registry data. The slope of that trend line is extrapolated forward to give 1, 3, and 5-year estimates. This assumes historical trends continue — which is not guaranteed. Market shocks, interest rate changes, and local development can all alter trajectories significantly.
What does the confidence indicator mean?
Confidence reflects how many transactions were found in the postcode. Fewer than 10 transactions gives low confidence — the average can be skewed by a single atypical sale. 10 to 30 transactions gives moderate confidence. Over 30 gives high confidence. If confidence is low, consider searching a neighbouring postcode or the broader outcode area.
Why can I filter by property type?
Detached, semi-detached, terraced, and flat prices move differently over time and often by different amounts. Filtering to your property type gives a more relevant trend line for comparison. If there are too few transactions for a specific type, switch to 'All' for a broader view.
Does this cover Scotland and Northern Ireland?
No. HM Land Registry covers England and Wales only. Scotland uses Registers of Scotland, and Northern Ireland uses Land & Property Services — neither is included in this tool. If your postcode starts with EH, G, AB, or BT, results will be unavailable.
