HomeThink is an AI-powered property research tool. When you paste a property listing URL into HomeThink, we retrieve the page content on your behalf and generate an original AI analysis — highlighting potential red flags, green flags, and contextual insights to support your property research.

HomeThink acts solely on your explicit instruction. Each retrieval is initiated by you pasting a specific URL — similar to how a browser extension or read-later service fetches a page at your request. We do not crawl, index, or systematically scrape property listing websites. HomeThink does not access any page unless a user specifically directs it to do so.

HomeThink does not republish or redisplay property listings. Instead, we generate entirely original AI analysis and commentary from the listing content. The output — including red/green flags, risk assessments, neighbourhood intelligence, and viewing checklists — constitutes a transformative use that adds substantial new value and meaning beyond the original listing.

HomeThink only accesses property listing pages that are freely available to any web browser without requiring login, authentication, or payment. We do not bypass paywalls, access restricted content, or circumvent any technical access controls.

HomeThink extracts a limited set of structured data points (such as price, bedrooms, and property type) from individual listings on a per-request basis. We do not engage in bulk copying, systematic downloading, or reproduction of listing databases. The extracted data points represent a small fraction of the original listing content.

HomeThink retains only the extracted data points and the original AI analysis it generates. Retrieved listing content may be temporarily cached for up to 24 hours to avoid redundant processing when multiple users analyse the same listing. Raw content is not shared with other users and is not used for any purpose beyond generating your analysis.

Page retrieval is performed by third-party infrastructure providers, not directly by HomeThink's servers. These services operate independently and in compliance with their own terms and policies.

Property listing content, photographs, and descriptions remain the intellectual property of the respective listing portals and agents. HomeThink's AI-generated analysis, commentary, flags, and insights are original works produced by HomeThink. HomeThink is not affiliated with, endorsed by, or connected to Rightmove, Zoopla, OnTheMarket, or any property listing portal.
