HomeThink is an AI-powered property research tool. You open a property listing on a property portal in your own browser and, when you choose to, send it to us with the HomeThink browser extension. We call that a capture: the page you are already viewing, sent from your browser when you click. From it we generate an original AI analysis — highlighting potential red flags, green flags, and context drawn from public registers — to support your own property research.

HomeThink's servers do not request listing pages from property portals. Listing content reaches us only from your own browser, through the extension. We do not crawl, index, or systematically collect property listings, we do not revisit a listing on a schedule or in the background, and we do not retrieve copies of listing pages held by web archives. Exactly what the extension sends, and when, is set out in section 11 of the Privacy Policy.

For a Pro report, our AI provider may look at the listing's photographs, floorplan and energy graph in order to describe the condition of the property. It is given the web addresses of those images as they appear on the page you captured, and loads them from the portal's own image servers to read them. HomeThink does not copy, host or store those images, and does not display any of them — not on your report, a shared report, or any other HomeThink page. What we keep is the written observations drawn from them.

The extension reads only pages already open in your own browser. It does not bypass paywalls, access restricted content, or circumvent any technical access controls.

HomeThink extracts a limited set of structured data points (such as price, bedrooms, and property type) from each listing you send us, one listing at a time. We do not engage in bulk copying, systematic downloading, or reproduction of listing databases.

HomeThink retains the extracted data points and the original AI analysis it generates. Captured listing content is held only as long as the analysis needs it and is then deleted — the raw page content after 7 days, and the listing's description, key features and extraction snapshot after 30. The exact windows, and the few items kept for longer, are set out in section 6 of the Privacy Policy, which is the version to rely on. The captured page itself is not shared with other users and is not used for any purpose beyond generating your analysis.

Property listing content, photographs, and descriptions remain the intellectual property of the respective listing portals and agents. HomeThink's AI-generated analysis, commentary, flags, and insights are original works produced by HomeThink. HomeThink is not affiliated with, endorsed by, or connected to Rightmove, Zoopla, OnTheMarket, or any property listing portal.
