Before you buy to let

Rental returns come in two parts: the rent you collect each month and the value the property gains over time. A cheaper home up north might pay a higher yield; a pricier one in the south may grow faster. Know which you are after before you buy.

Tax changed the maths. Since the Section 24 rules you can no longer deduct all your mortgage interest before tax, so higher-rate landlords keep less than the headline rent suggests. Check the after-tax figure, and check the EPC — a home below band E cannot be let.
