Before you list

Most homes sell on one thing a buyer weighs first: the price against everything else on the street. Set it too high and the listing goes stale, then you cut it anyway — but now with a “reduced” tag that invites low offers. Price it in line with recent sold prices near you and you keep the upper hand.

The agent’s fee matters less than their plan. Ask how they will market the home, which portals they use, and how they handle a chain. A cheap agent who lists and waits can cost you far more than a slightly dearer one who actually sells.
