Understanding flood risk when buying a property
The Environment Agency classifies flood risk into zones. Zone 1 has less than 0.1% annual probability of flooding, Zone 2 has 0.1–1% probability, and Zone 3 has greater than 1% annual probability. Properties in Zone 3 face the highest risk and may have restrictions on development.
Flood risk doesn't necessarily mean you shouldn't buy — many properties in flood risk areas have never flooded thanks to flood defences. - Not necessarily. Many flood risk areas have effective flood defences and have never experienced flooding. Consider the specific risk level, whether the property has flooded before, and the availability of insurance through the Flood Re scheme. A formal environmental search during conveyancing will give you the full picture.
- Will flood risk affect my mortgage or insurance?
- Some lenders may impose conditions or decline mortgages for high-risk properties. For insurance, the Flood Re scheme (available until 2039) ensures most residential properties can get affordable flood cover. Properties built after 2009 are not eligible for Flood Re.
