Check flood risk for any UK postcode. See nearby flood areas, active warnings, and overall risk level from the Environment Agency.
Understanding flood risk when buying a property
The Environment Agency classifies flood risk into zones. Zone 1 has less than 0.1% annual probability of flooding, Zone 2 has 0.1–1% probability, and Zone 3 has greater than 1% annual probability. Properties in Zone 3 face the highest risk and may have restrictions on development.
Flood risk doesn't necessarily mean you shouldn't buy — many properties in flood risk areas have never flooded thanks to flood defences. However, it can affect insurance costs and mortgage availability. The government-backed Flood Re scheme ensures affordable insurance for most residential properties in flood-prone areas.
When purchasing a property, your conveyancer will typically carry out an environmental search that includes detailed flood risk information. This tool gives you an early indication using the same Environment Agency data.
Frequently asked questions
- How is flood risk assessed?
- This tool uses the Environment Agency's flood monitoring API, which tracks river, sea, and surface water flood areas across England. It checks for nearby flood zones and any active flood warnings or alerts within approximately 2km of your postcode.
- Should I avoid buying in a flood risk area?
- Not necessarily. Many flood risk areas have effective flood defences and have never experienced flooding. Consider the specific risk level, whether the property has flooded before, and the availability of insurance through the Flood Re scheme. A formal environmental search during conveyancing will give you the full picture.
- Will flood risk affect my mortgage or insurance?
- Some lenders may impose conditions or decline mortgages for high-risk properties. For insurance, the Flood Re scheme (available until 2039) ensures most residential properties can get affordable flood cover. Properties built after 2009 are not eligible for Flood Re.
- What is the difference between a flood warning and a flood alert?
- A flood alert means flooding is possible and you should be prepared. A flood warning means flooding is expected and you should act. A severe flood warning means there is danger to life. These are issued by the Environment Agency based on real-time monitoring.
