Cardiff — is Pontcanna worth the premium?

Looking to buy our first place in Cardiff. Pontcanna keeps coming up as the "best" area but the prices are significantly higher than everywhere else — a 2-bed terrace in Pontcanna is £300k+ while similar houses in Canton or Grangetown are £200-220k.

We love the tree-lined streets and proximity to Bute Park but an extra £80-100k is a LOT. Is it really that much better than the surrounding areas?

Any Cardiff locals here who can give an honest assessment?
