Leasehold reform 2026 — should I still avoid leasehold?

The Leasehold and Freehold Reform Act finally got Royal Assent but the key provisions are being implemented in stages. I'm looking at a lovely 2-bed flat in Edgbaston (B15) — 115 years on the lease, £250 ground rent.

Everyone used to say "avoid leasehold" but with the reforms coming in — ground rent cap, cheaper extensions, right to manage improvements — is that advice outdated now?

Or should I still insist on freehold/share of freehold only?
