This 2-bed in Sherwood, Nottingham for £125k — too good?

Found a 2-bed Victorian terrace in Sherwood for £125k. Nice street, period features, looks well-maintained. The area is clearly up-and-coming — new cafes, delis, that kind of thing.

But £125k for a 2-bed terrace that looks this good feels almost suspicious. It's been on Zoopla for 3 weeks which isn't that long.

Anyone know Sherwood? Is this a realistic price or am I missing something?
