Thoughts on this 3-bed in Clapham? Seems too good to be true

Found this 3-bed terrace in Clapham for £625k which seems well below market for the area. Nice Victorian terrace, looks well-maintained in the photos.

But the listing has been on Rightmove for 8 weeks which is unusual for Clapham. Am I missing something? The lease is 89 years which I know is getting into dodgy territory.

Anyone know this area well enough to spot what's wrong?
