Section 21 Notice
Definition
A notice a landlord could serve to end an assured shorthold tenancy without giving a reason (a 'no-fault eviction'). Abolished in England from 1 May 2026 by the Renters' Rights Act 2025; in Wales replaced from December 2022 by the Renting Homes (Wales) Act 2016, where a landlord can still end a contract on six months' notice. It was invalid if the tenant's deposit was not properly protected.
